2023 Summer Dana Point Real Estate Market Update

The summer of 2023 has been an interesting time here in the Dana Point real estate market. The mix of rising interest rates and low amount of homes available for sale has leveled off the market a bit. The buyer pool being smaller and the lower inventory of homes for sale has brought an interesting dynamic. The homes that do come on the market aren’t sitting for long however, currently with an average 41 days on the market before they sell. Even with the smaller buyer pool, there aren’t many big discounts happening, with homes averaging above 98% of their list price. If you’re thinking about selling, it’s important to be accurately priced in this climate. The days of being able to go way above similar comps and still get offers aren’t here anymore. If you’re thinking about buying, you have to remember while there is less buyer competition than the past couple years, inventory is low and the buyers that are out there are still bidding on homes, especially desirable ones.

Each neighborhood in Dana Point has a distinct vibe and feeling, so it depends on what you’re looking for. The Lantern District would be good if you’re looking for no HOA’s, walkable to downtown shopping, and has a classic Dana Point feel. Capistrano Beach (Capo Beach) might work if you want that same classic Dana Point feel, but a little more separated from the rest of the city. Monarch Beach would be a good fit if you’re looking for upscale luxury near the water. Dana Hills/Del Obispo is the more master-planned suburban communities are in Dana Point.

Monarch Beach is currently the most expensive neighborhood in Dana Point. Home to luxury communities such as Ritz Cove, Niguel Shores, The Strand, Monarch Beach is a prime destination for upscale luxury oceanfront living.

Downtown Dana Point is located in the Lantern District neighborhood. Along Pacific Coast Highway & Del Prado you’ll find numerous shops, restaurants, and things to do. Keep in mind, while the homes in the Lantern District are closest to downtown Dana Point, Dana Point is a hilly city so walking to and from these places could be a bit of work!
